Your Home Maintenance Plan and a Reminder About Renewal Options

One of the best ways to increase the value of your home and keep ownership costs down is through simple, routine maintenance. Refinancing at renewal is a great opportunity to access equity for consolidating debt as well as larger repairs or improvements. Regular upkeep ensures your property continues to grow in value over time.

To help you stay on top of the essentials, we’ve put together The Homeownership Maintenance Plan—a seasonal checklist of the most important (and often overlooked) items that add lasting value to your home.

Spring:

• Service your air conditioning system for efficiency.
• Fertilize the lawn.
• Re-seal decks, fences, and outdoor woodwork.
• Inspect driveway and pathways for damage; patch where water can seep in.
• Inspect/test irrigation systems.
• Check screen doors and windows for holes.
• Tune up seasonal equipment (lawnmowers, trimmers, blowers, etc.).
• Touch up exterior paint.

Summer:

• Prep the grill for cooking.
• Weed gardens and add mulch to control growth.

Fall:

• Rake and remove leaves.
• Clean and inspect the roof and gutters.
• Shut off and drain exterior water lines.
• Service the heating system.
• Check/insulate windows and doors.
• Clean dryer vent.
• Inspect fireplace and chimney.

Winter:

• Get snow removal tools ready.
• Cover the air conditioning unit.
• Insulate pipes; shut off exterior taps.
• Tighten door knobs and cabinet hardware.
• Clean drains.
• Reverse ceiling fans for winter airflow.

Year-Round Essentials:

• Replace HVAC filters regularly.
• Inspect water softener and water heater.
• Clean garbage disposal.
• Test smoke & carbon monoxide detectors.
• Inspect and clean vents and registers.
